1. Purpose
This Policy governs how listings, property data, photos, remarks, and related content (“Listing Content”) may be uploaded, displayed, shared, and used on the Platform.
2. Who May Post Listings
- Only verified licensed real estate professionals, brokerages, or authorized staff may post listings unless the Platform explicitly supports owner/FSBO postings and you meet any required verification.
- The Company may require broker-of-record confirmation, office authorization, or additional documentation.
3. You Must Have Rights to Post
You represent and warrant that:
- you have the seller/owner's authorization to market the property and publish Listing Content;
- you own the Listing Content or have all necessary rights/licenses to use it (including photos, floorplans, remarks, virtual tours, and documents); and
- the Listing Content does not infringe any third-party rights.
4. No Unauthorized MLS/Vendor Content
Unless you have explicit written permission and the necessary licenses, you may not upload or redistribute:
- MLS-sourced content that your MLS/vendor agreements restrict from being used on third-party platforms; or
- any third-party data feed content that you are not authorized to republish.
If you are posting data that originated in another system, you are responsible for ensuring your rights and permissions to post it here.
5. Accuracy, Updates, and Status Changes
You must keep listings accurate and updated, including:
- price changes
- availability/status (active, under contract, pending, sold, withdrawn)
- material changes in property facts
We may require updates within a set timeframe and may unpublish listings that appear stale or inaccurate.
6. Fair Housing and Non-Discrimination
Listing Content must comply with applicable Fair Housing laws and rules. You may not include discriminatory language, preferences, or exclusions related to protected classes.
7. Prohibited Listing Content
You may not post:
- false, misleading, or “bait” listings;
- duplicate listings intended to manipulate search results;
- content that violates privacy (e.g., SSNs, bank accounts, personal health data);
- content encouraging unlawful discrimination;
- malware or malicious links;
- content that violates any law or third-party right.
8. Display Settings and Sharing
The Platform may provide visibility controls such as:
- Private draft (not visible to others)
- Office-only (visible only within your brokerage/office)
- Agent network (visible to verified agents across brokerages)
- Public/consumer site
You are responsible for choosing the appropriate visibility setting and obtaining any necessary seller consents for your chosen marketing approach.
9. License You Grant to the Company
You grant the Company the license described in the Terms of Service to host, store, reproduce, display, distribute, and otherwise use Listing Content to provide and operate the Platform, including showing public listings to consumers and to other users as configured.
10. Data Use Restrictions for Users
Unless explicitly permitted, users may not:
- scrape, harvest, or download listing data in bulk;
- use listing data to create competing databases or services;
- use listing data for unsolicited marketing (spam);
- resell listing data.
11. Removal and Enforcement
We may remove or restrict Listing Content that violates our policies or appears inaccurate, unauthorized, or harmful. We may request proof of authorization and rights. Repeated violations may lead to suspension or termination.
